Demolitions
House / Shed / Garage / Commercial Building
General Information

A permit is required for the demolition of any building or structure larger than 120 sq. ft. A permit is required in order to provide information to the Maricopa County Assessor to remove the structure from tax records and assessments. With the exception of commercial demolitions, most demolition permits can be issued over the counter.

  • Any demolition other than on a single family residential lot requires a dust control permit when the disturbed area is larger than 1/10 of an acre or 4,356 sq. ft. See www.maricopa.gov/aq for more information and permit applications.

Submittal requirements
All components listed above must be submitted with the Building Permit Application. Application packages must be completed and submitted to the Building Safety front counter at 13601 N. El Mirage Rd. El Mirage, Arizona 85335. Demolition permit fees are flat rates depending on the type of structure.

Inspections

An inspection will be required upon completion of each part of the work.
  • Pre-demolition: to verify utilities have been located
  • Final: to verify all building components have been removed, including footings.

Photovoltaic Systems

Residential Installations
General Information
A permit is required for the installation of any solar photovoltaic system that ties into the electrical supply grid.

Submittal requirements
  • Permit/Plan Review Application
  • (2) Copies of a Site Plan showing the location of the system on the roof or yard.
  • Standard plans stamped by a registered State of Arizona engineer or architect.
All components listed above must be submitted with the Building Permit Application. Application packages must be completed and submitted to the Building Safety counter at 13601 N. El Mirage Rd. El Mirage, Arizona 85335. Fees are based on the valuation of the project and are due at time of permit issuance.

Inspections

An inspection will be required upon completion of each part of the work.
  • Rough: structural attachments, equipment installation, grounding and bonding.
  • Final: warning signage, electrical clearance

Additions

General Information
A permit is required for any addition to the existing structure of a house regardless of size.

Submittal requirements
  • Permit/Plan Review Application
  • (2) Copies of a Site Plan showing the location of the addition in relation to existing.
  • Provide plans which show the scope of work, how the addition is tied into the existing structure, components of the existing layout that are impacted by the addition (such as a window removed or enclosed). Plans must include all electrical, plumbing and mechanical information in addition to structural details for the foundation, walls and roof.
All components listed above must be submitted with the Building Permit Application. Application packages must be completed and submitted to the Building Safety counter at 13601 N. El Mirage Rd, El Mirage, Arizona 85335. Fees are based on the valuation of the project and required inspections and are due at time of permit issuance.

Inspections
An inspection will be required upon completion of each phase of the work.
  • Foundation: Footings, stem
  • Pre-slab: Compacted surface, wrapped water and drain pipes, drain and waste lines
  • Frame: Wall construction, roof construction, in some cases floor framing
  • MPE: Mechanical, Plumbing and electrical installations
  • Energy: Insulation installation
  • Drywall
  • Final
